三月份大溫地區住宅市場
今年第一季度的房屋市場從一月開始是很有利於買家的到二月和三月變成較為平衡的情況。這個走勢可以從每月的售出數量和待售房屋總數的比例看出來(15%以下是買方市場,15%到20%之間是平衡的,20%以上就會是賣方市場了)。雖然需求有所增加但數量過多的新上市房屋為買家提供了更多的選擇。這個情況和去年同期比較起來真是有很大的差別!請參考由大溫地產局所提出的2012年三月統計報告和圖表以及我做的大溫地區住宅市場供需量及成交量變化圖 。
Please refer to March 2012 statistics report from REBGV (Real Estate Board of Greater Vancouver) and supply-demand chart updated for the housing market in Metro Vancouver. Housing market in the 1st quarter of 2012 started with very favorable to buyers in January then became more balanced in February and March. The trend is shown by the change of the ratio of sale and total listings in each month (12.57% in January, 18.11% in February and 18.86% in March). Although the demand is increased in last 3 months, the new listings were so much overwhelmed that provided more choices for all the buyers. It’s really different from the same time in last year (2011).
